Non-domestic BER Qualification Complete [May 2009]
Yvonne Brady has successfully completed the qualifying exam for non domestic Building Energy rating. She is currently awaiting registration on the SEI registered assessor data base. She is now qualified to carry out both domestic and non domestic energy assessments.
As part of the EU Directive on the Energy Performance of Buildings (EPBD), a Building Energy Rating (BER) certificate, which is effectively an energy label, will be required at the point of sale or rental of a building, or on completion of a new building. The implementation dates for this new regulation are as follows:
- 1 January 2007 BER of new dwellings.
- 1 July 2008 - BER of new non-domestic buildings for which planning permission is applied on/after that date. Transitional BER exemptions will apply to new non-domestic buildings for which planning permission is applied on or before 30th June 2008 provided the new non-domestic buildings involved are substantially completed by 30th June 2010.
- 1 January 2009 - BER of existing buildings and existing non domestic dwellings, when offered for sale or rent

Yvonne Brady completes BER Certificate training [August 2008]
Yvonne Brady has just recently successfully completed a training programme that meets the requirement of a Training Specification which was published in October 2006 by Sustainable Energy Ireland. She can now complete a Building Energy Rating Certificate as required by the Building Regulations 2008 Part L.
For anyone selling or leasing a new home from 1st July 2008 a BER certificate will be compulsory. If you are buying or renting a new house or apartment now, you may already be entitled to a BER - so do ask the seller/landlord or their agent for it.
A Building Energy Rating (BER) and advisory report is to be supplied by the owner to a prospective buyer or tenant when constructed, sold or rented. The BER is intended to give prospective buyers and tenants details about the energy performance of buildings.
The BER also gives builders/developers and vendors/landlords an incentive to upgrade the energy performance of the building by giving visible credit to superior standards. The following is a list of further important dates for the implementation of the BER:
1st July 2008 - BER of new non-domestic buildings for which planning permission is applied on/after that date.
1st January 2009 - BER of existing buildings, when offered for sale or rent.
Traditional BER exemptions do apply to the new non-domestic buildings and the new buildings. Contact Yvonne for further information regarding these dates.
